NEW HOME IN THE HEART OF IT ALL

Footscray’s unique cafes, coffee culture and restaurants were top of mind for Perth couple Antony and Linda Atkinson when relocating in March.

They chose Live City because of its ideal location in the heart of it all, its close proximity to the CBD, and because they loved the layout of their brand new home.

The pair have taken a 12-month lease on their two-bedroom, third-floor apartment while they find their bearings in Melbourne.

“We love the location – Footscray is such a vibrant, multicultural area and there are multiple public transport options just outside the apartment block,’’ Ms Atkinson said.

“Due to the rapid gentrification of Footscray, there are now lots of cafes and bars here, as well as very good shopping.

“The tram and a bus stop at the door take you to Footscray train station, which is just a short walk away.

“We also love the layout of this apartment.

“We both like to cook and this is perfect for that. It has a big kitchen with an island bench and plenty of work space.

“We also enjoy the 180-degree views of the city skyline we get here.

“There are excellent communal facilities at Live City, such as the Skydeck and outdoor green space, along with convenient touches such as the garbage chutes on each floor.’’

Relocating to Melbourne for work, the couple researched their accommodation options extensively before they left.

“I did plenty of online research. We have also been visiting Melbourne every year for the past 26 years, so we had a good idea of what was available,’’ Ms Atkinson said.

The location allows them both to get to work quickly and represents value for money considering the high level of amenity at the doorstep.

FIVE TOP TIPS FOR BUYING AN APARTMENT

Apartment living is becoming increasingly popular with people seeking low-maintenance lifestyles with access to outstanding facilities and everything they need at their doorstep. However, not all apartments are created equal – here are five top tips to consider when looking to buy.

Apartment living is becoming increasingly popular with people seeking low-maintenance lifestyles with access to outstanding facilities and everything they need at their doorstep.

When you are considering purchasing an apartment, however, you should also be thinking about how well it will appeal to other buyers in 5 to 10 years’ time – by which time you may well be contemplating another move.

Looking at your apartment through the eyes of a future buyer, or tenant, is one of the keys to benefitting from strong capital growth and returns on your investment.

R&F Property Australia’s National Sales and Marketing Director Jon Quayle provides his top five tips for apartment buyers:

Location: It’s the old adage but it’s still as relevant as ever. Easy access to employment hubs, future infrastructure, schools, health services, entertainment and lifestyle precincts, sports and recreational facilities as well good public transport links are strong indicators of how valuable your home will be in the future.

The right spot can make all the difference. Often it can also come down to being on the right road, in a progressive suburb and some standalone features that offer a point of difference – such as a great view.

A breathtaking outlook is one of the hallmarks of R&F Property Australia’s Live City development, with a Level 12 Skydeck maximising the wonderful vantage point over the CBD, Flemington Racecourse, Docklands and Port Phillip Bay.

Live City is also conveniently located close to the site of the new $1.5 billion Footscray Hospital, which will position the suburb as a vibrant health precinct when it opens in 2025.

And when it comes to outstanding education options, Victoria University’s Footscray Park campus, with its world-class sports science facilities among its many attributes, is nearby at the corner of Geelong and Ballarat Roads.

Design: Apartment living shouldn’t mean contracted living. Look for full-size kitchens, cupboard room and clever use of space for storage.

The kitchen is still the hub of many homes and ample bench space and room for full-size appliances make life easier.

Layout: Consider the size of the bedrooms, their separation from the living spaces, and the functionality of the floor plan.

Integrated outdoor spaces can make a living area seem much more expansive. The key here is floor-to-ceiling windows with a view that offers a connection to the surroundings.

Amenity: These days brand new apartment living means having access to a wide array of exclusive recreational features, which might include rooftop gardens, pools, spas, gyms, kids play areas, resident lounges and dining rooms, and fabulous inner-city views.

Easy access to high-quality, shared facilities helps to build connections among residents and a sense of community spirit, in addition to being features which may help attract and retain a future tenant or buyer.

Live City will ultimately feature eight residential and mixed-use buildings, cafes, restaurants, a supermarket, gym, childcare and laneways.

Its landmark stage one tower features 208 apartments along with an exclusive resident bar and lounge, and rooftop garden..

The ground floor of the building features more than 500 square metres of retail space with tenants expected to include a cafe and convenience store.

The Developer:   Finally, before you sign a sales contract, take the time to research the developer and their track record.  What is their history, not only locally but in other markets?  Take note of other projects they have delivered and who their development partners are, such as the profile of the architect and builder.

R&F Property Australia is part of R&F Properties, a highly respected global property development group. Established in 1994, the group has completed more than 420 projects in 140 locations worldwide.

NO BETTER PLACE TO WORK FROM HOME!

We spoke to one of Live City’s first residents, Bertin, about his new apartment.

Moving from Sydney to Melbourne in 2019 for work, Bertin was renting an apartment in Port Melbourne for nine months before he decided to buy his new apartment at Live City in Footscray.

After spending some time in Melbourne, Bertin decided that he would buy an apartment, instead of renting, and looked to Footscray for its affordability and proximity to the CBD.

Live City in Footscray also boasts easy access to popular shopping centres such as Highpoint Shopping Centre, Footscray Plaza and Central West Shopping Centre and offers views of the CBD.

“I can see the West Gate Bridge and glimpses of the city from my apartment. It’s really nice and spacious. It feels like a luxury hotel,” Bertin said.

“Bus and tram stops are also just a short walk from my apartment, so I can easily get to work pretty quickly.

“My apartment also has floor to ceiling windows that block much of the noise from the street.”

“I chose Footscray because it is much more affordable than other Melbourne suburb, yet it is still very close to the CBD. The apartments at Live City were also very nice.

“The settlement process and move in was very quick and easy and the staff were very helpful.”

LOWER DOLLAR ADDS EVEN MORE VALUE FOR OVERSEAS BUYERS

The recent dramatic fall in the Australian dollar has triggered a sharp spike in inquiry from overseas apartment buyers looking for extra savings.

The lower dollar means some apartments are now up to 10 per cent cheaper for overseas buyers than they were just three months ago.

Ex-pat Australians living in places such as the United Arab Emirates, the United Kingdom, Asia and the United States are among customers contributing to a sudden surge of interest in R&F’s brand new apartments in Melbourne and Brisbane.

Anyone earning an income tied to stronger currencies can save tens of thousands of dollars if they take advantage of the present situation.

The ex-pats comprise both investors and those looking for an Australian base they can move into in a few years’ time.

R&F is also continuing to receive much higher inquiry rates from purchasers in locations such as Hong Kong, Singapore, Vietnam and Indonesia which are looking to invest or make a move to Australia.

The increased overseas interest in Australian property could play an important role in helping the local market to remain as buoyant as possible during these extraordinary economic circumstances.

As a developer with global exposure, R&F is well placed with digital platforms to allow buyers throughout the world to inspect our properties via virtual tours and other online means, all from the comfort and safety of their own homes.

A limited selection of one-bedroom apartments is still available in the 15-level first residential stage of Live City, which features an exclusive resident bar and lounge, and a rooftop garden with 360-degree views across Melbourne, including Flemington Racecourse, the CBD, Docklands and Port Phillip Bay.

Prices start at $362,000 while two-bedroom apartments are available from around $482,000 and luxurious three-bedroom homes start at $792,000.

INNER WEST A BIG WINNER FROM TRANSPORT UPGRADES

Footscray drivers, cyclists, runners and walkers are all set to benefit from the multi-billion transport upgrades taking place in Melbourne’s inner west.

The West Gate Tunnel Project, which is due to open in 2022, has many extra spin-offs that will make getting around even easier for future residents of Live City.

This includes the creation of more than 14 km of new and upgraded walking and cycling paths, such as a 2.5 km bicycle ‘super highway’ providing an express route straight to the CBD.

The elevated veloway along Footscray Road will be completely separated from traffic and feature two emergency exits, lighting and CCTV coverage for additional safety.

It will also be 4 metres wide to allow plenty of room for the growing number of riders who will commute and space to stop for a rest or change a tyre.

Existing walking and cycle paths along Footscray Road will still be an alternative option and get fresh new landscaping.

The West Gate Tunnel Project will also slash the number of trucks on inner west roads by around 9,000 improving travel times, safety and air quality while reducing noise.

With the first stage of Live City due to be completed within weeks, find out more about this impressive development reshaping the heart of Footscray. Enquire here or visit the Live City display suite at 124-188 Ballarat Road, Footscray, open from 11am to 4pm daily.

FOOTSCRAY NAMED ONE OF THE WORLD’S COOLEST NEIGHBOURHOODS

We always knew Footscray was cool but now it’s official, ranking 13th in a list of the world’s coolest neighbourhoods compiled by Time Out.

Footscray, home to the new Live City development, was the only Melbourne suburb to feature in the list of global cultural and culinary hotspots and one of only two Australian locations mentioned.

The Time Out Worldwide report said the phrase “west is best” was perfect for Footscray, describing the suburb as the “brightest jewel” of west Melbourne.

“A melting pot of cultures from places as far-flung as Vietnam and Ethiopia have brought touches of their home countries, which means you can scoop up a goat curry with fresh injera, slurp up pho and hunt down the best cannoli in town – all in the same street,” Time Out said.

“And hot on the heels of the neighbourhood’s foodie reputation is its growing arts scene, thanks largely to the Footscray Community Arts Centre: a central hub for cultural expression, contemporary arts and community involvement.”

Footscray is set to get even cooler with our redevelopment of the former Kinnears Ropeworks site into a thriving new hub for this now world famous suburb.

The ground floor of our Stage 1 building, which has apartments for sale right now, will provide around 500 square metres of retail space with tenants expected to include a cool new café.

Future stages of the project will see more cafes, restaurants and cultural features, such as a network of heritage laneways and central public plaza.

With one-bedroom apartments starting from only $362,000, now is the time to secure your piece of Footscray’s cool future. Visit the Live City display suite at 124-188 Ballarat Road, Footscray, from 11am to 4pm every day or register your interest here.

The landmark 504-bed hospital, to open in 2025, will meet increasing demand and bring a vibrant, world-class health precinct to our doorstep.

The hospital will be located just a short stroll from Live City next to Victoria University’s Footscray Park campus on the corner of Geelong and Ballarat Roads, with construction due to begin next year.
